@Chad Carson would probably the person I would talk to if buying in Clemson. He's been buying there for ~20 years.

 Hey Ken,

I've been investing in Columbia since 2005 & have ~140 units in and around there.

Zip codes close to USC are great for student rentals: 29205, 29201

29206 has some great areas to do higher-end flips. 

Lexington County, just across the bridge in West Columbia and Cayce can also be good too (I like 29033 and 29169)

One lease + lump sum payment will save you a lot of headaches.

We have ~225 kids that rent from us and rarely have issues with this. 

(Most kids have Venmo / Cash app so easily done)

 In my experience, in and around Columbia, the best way to handle.

Call the Zoning Dept for the parcel (City of Columbia, Richland County, etc) and specifically ask.I want to build______ here (insert whatever property type and number of units).

Zoning is typically better at yes or no questions. Not open-ended "What all can I do here?" questions. Specific scenarios are helpful to get the right answers from them.
