Quote from @Eugene Lindsey:
Are there any lenders that finance new construction multi family investment rentals? I'm looking for financing in South Carolina for a new construction duplex.
If it's in or around Columbia, I can point you in the right direction. CCNB, First Palmetto, Southern First, etc will probably do it.
Have done 7-8 small MFH near USC

Quote from @Dave Poeppelmeier:
It all depends on what the Student Housing environment is around your school. Off campus housing is sought after because you have more space and it's not a dorm. To essentially re-create a dorm space would be a big turnoff, and it will not sell in the future to anyone that isn't trying to do Student Housing. I would find out what rents for a 5/2 would be vs the 2 2/1 units. If there's not a HUGE advantage to having the 2 separate units, then stick with the 5/2, renovate it so it's solid, rent it out and call it a day. With that being said, there's a lot more that goes into Student Housing if you haven't done it before. Look up past topics that I and @Will Gaston have commented on in the past for some good tidbits. Best of luck!
Co-sign on what Dave says.
It may be possible to get more for a 5 BR together than 2 separate units. I'd search in/around campus for a 5 BR and see how hard it is to find one.
If scarce, I'd start w/ 5 BR listing first.

@Will Gaston on a side topic, how are Lugoff and Elgin areas for rental investment? I am considering few properties there as well.
How much is general rent possibility (Ball Bark estimate) in your opinion / experience for 3 Bed single family or townhome in -
1. Lexington
2. Columbia
3. Lugoff / Elgin
4 Sumter
Thank you again,
Pradip
Just ballpark (will vary widely based on condition, location)
Lexington: $1,200 - $2,400
Columbia: $1,350-$3,300
Lugoff/Elgin: No idea
Sumter: I wouldn't buy there
