Carter Commercial in Columbia could probably do it. They have done a lot of commercial appraisals for me. Usually are around ~$2500-$3500.

@Sam Leon I'm not sure if this 100% answers your question, but many cities (especially near colleges) have an ordinance limiting the maximum number of unrelated persons.
In Columbia, South Carolina that number is 3. The current Governor for the state went to the state Supreme Court over this. And lost.

So, in Columbia, even if you wanted to rent to 4 roommates, it would not be allowed.

Additionally, you may be able to get away with a rooming house in RG-2, C-1 or C2 zoning

The City of Columbia has a max 3 unrelated people (per unit) ordinance.

My recommendation
1. Call the City and confirm whether or not this would be in the case in your neighborhood.
2. If it is, ask if you can apply for a boarding house exemption.
