I have a degree in Engineering Physics and an MBA. I worked for a Missle Defense company in their propulsion department before moving into Program Management. I have been full time in real estate for about 3.5 years.

I think it would be a similar approach that a wholesaler takes:

1. Your sphere of influence - Friends and family.

2. Direct mail - Postcards, yellow letters, etc.

3. Title company lists - Absentee owners, foreclosure filings, probate, divorce, etc.

4. Social media

5. Open houses and hanging your sign riders.

@Alison Michel - It allows you to track expenses per property. I'm a flipper so I did 40 flips last year, and quickbooks is the only program that allows you to track expenses per property with relative ease. I'm not a fan of quickbooks, so I tried to find another program but couldn't so I'm stuck using quickbooks. I'd love to hear if someone else found a comparable program.

If you sold properties at the 70% rule, you would likely be the top wholesaler in your area.

I would go the on MLS and look for flip properties in you area and see what discount they are buying at right now. I'm guessing its much higher than the 70% rule. It is market dependant though, but investors in my market buy as high as 85%.

Ive used asana in the past and it works out pretty well. Its fairly easy to use and can sync with your phone.

@Account Closed Yes, it turned out very nice and makes it pop. I rarely do it now though as its much more expensive and than traditional standard tile. It is fairly uncommon in phoenix as well unless you are in an older part of town and a higher end remodel. But it always looks nice when done!

We use quickbooks as well as it allows you to setup classes for each property. I've not found another software that does this....
