I personally like auction.com because its simple and you do score once in a while on it. The same house comes up for auction multiple times so I track my bids in Podio and then just keep bidding on them until I get one. Just create a system that works for you and you will eventually get one.

@Account Closed - Federal tax leins would also stay with the property for a while. I think it is 120 days unless you get it removed beforehand.

You may want to try an ozone machine as well. You can rent them pretty cheap, just be careful with them as none is supposed to enter while its running. I had a pretty nasty smelling house and the ozone machine cleared it right up. Also try cleaning all the duct work as well. Good luck!

@Account Closed - I would start with a title company and go from there. A lot title companies in AZ will check lein status for you before bidding.

It depends on your market. If you are in a cold market, I would qualify the buyers and sell it to them. If its a hot market, then you may be selling it for cheaper than you should be.

Also if they are requesting changes to your original remodel, be sure to get a non-refundable deposit that covers the costs.
