@Walker Seid - Last year they almost accepted all of my bids, but this year they have started rejecting them. Its a numbers game, just keeping bidding if it works. A lot of them come back on market for one reason or another.

I just posted this on another forum topic but I thought I would share:

"If you go to Lowes and provide them a standard list of items you want, they will give you discounted pricing. I've set this up at three different lowes in Phoenix and one in Michigan. The discounts are a lot better than the 5% standard discount.

For paint, I use Home Depot Pro rewards. If you talk with the manager, he can up your status without meeting the minimum purchase amounts. It does not take long to get to gold status though, which I think is 20% off paint. If you order a certain amount of paint, they will deliver for free as well.

In both cases, you can fax in you order and they will put it together for you so you are not wasting time shopping around.

I echo @Albert Hasson comments. Our market has slowed considerably and I don't think we will see much appreciation this year and may even see a down tick come this fall and winter.

Auctions are still very aggressive but you can buy off the MLS pretty easily right now.

Yes, it happens all the time. Don't let it get to you. There is a major REO lister in my area that has never once returned my calls but I've bought several of his properties. Some agents are just pushing product and it will sell whether they call you back or not.

I've used both Podio and Asana. We use podio to track our offers for flips and asana for tracking remodels. I plan to figure out a way to just use Podio because I like the app build in it. I would not recommend these though for large construction jobs. Both are very good, it just depends on what you are looking for.

@Mike Baker Some of the older systems are not very user friendly and even some of the MLS boards keep their data closely guarded. If the Montanta system has not upgraded to one of the Flex or Fusion systems then it would not surprise me that you cannot filter by expired listings. So I'm not much help other than all systems and boards are run differently.
