@Account Closed I find 95% of my deals from the MLS and courthouse auctions. So I recommend the MLS but a lot of investors advise to stay a wah from the MLS.

@Karin DiMauro gave a nice list of sources to find deals as well.

It is usually a bad idea for a couple reasons:

1. Buyers cannot envision the final product.

2. Buyers want you to make changes to your remodel plans which in most cases cost you more money.

I was involved in about 100 real estate transaction last year and in almost all cases, I never left my office. My old business partner runs his entire flipping operation from another country.

You can be successful in RE no matter what. If there is a will, there is way. Good luck!

@Chad O. - Disclosure laws are different per State. In AZ you would not need to disclose it, but you should ask a local agent to see what the rule is for your state. If it is a small town I would be hesitant. Even if you do not have to disclose it, the neighbhor eventually will.
