The manager I use charges half the first month for new tenants and nothing for renewals.

I've never tried a bigger deposit but I feel like you in that if I didn't rent to smokers I would hardly ever have any tenants!

Thanks @Wayne Woodson . I need to get involved in some local clubs. I've flipped two houses and wouldn't turn down another one but I mainly plan on continuing to buy to hold and rent. You're a wholesaler, right? Please keep me in mind if you ever find any properties in Dickson, Maury, or Cheatham Counties.

Hello everyone! I'm David and have been lurking here for about a year before finally signing up. I've been investing in Dickson County TN since around 2007 and own a couple of duplexes and some single family houses.
