No chance they'll accept it. I doubt they will even counter. (Having said that, I too enjoy throwing out low offers). They would probably lose money selling anywhere under $600k. (Just a wild guess, but you're talking about 4400 sq. ft. of new construction here along with the land, permits, fees, and everything else that goes along with it). If you are willing to get in the neighborhood, $750k, that the other one sold for you might have a shot. Good luck.

Offer the sellers $6,000 cash for keys if they are out by Friday, otherwise you're not interested. Then make the money back in increased rents in the first year. (Not to mention all of the additional rents in subsequent years and leaving the headache behind).

@Gregory Van Heest I recommend that you be careful about telling the world that you have $500k liquid to invest. There are a lot of scammers out there!! Having said that, $1/2 MIL is the minimum amount to get into my sindication. PM me if interested, JK!

@Donald M. I think it is very reasonable to wait until you have a signed agreement to spend money on the property. Who wants to spend money on a property that they don't have rights to, or may not end up with?
