@Timothy Cervantes  Has he tried the "Keep your home California" program on his primary? It looks like they have a mortgage reinstatement program as well as one for mortgage reduction.  I guess it can be up to $100k principle reduction, if qualified, and the lender cooperates.

Ethical or not, getting 50% off in escrow won't work!!  Now, imagine getting into escrow at 70% of LP and working down from there.  Now you have a chance.

Why not get it in escrow as cheap as you can.  Start low and see where you end up.  Then do your inspections and see how it goes.  If you need more of a discount, you can ask for it based on a, b, c inspections and written estimates.  (I got $85,000 off of 2 deals last year this way, while in escrow).  Good luck.

I'll sell you my mechanical engineering degree for $50k.  I don't need it and never used it.  Think about it, no student loans, no missing 4 to 5 years of income while you study.  You can start earning money right off the bat!

or

Take the $50k and do some investing yourself. Figure out how to turn it into $75k and then $100k.  Work even harder than you would have at school through your own self motivation and see what you can do? How much can you turn that $50k into in 4 to 5 years? How long would it take you to turn it into a million?  I agree with Grant Cardone when he says that college isn't for most people.

@Lyle Quillin  Looks like you've done well flipping! I wish I had $190k liquid at 25. I guess it's probably too late, but it looks like you could make a lot more money in real estate than in most anything else.  Having said that, congratulations on your success and thanks for your service.

@Curt Davis  I saw this episode!  Armando came of as the biggest egotistical idiot I've seen!  People work here because they want a chance to be around me.... Rip people off from a call center hoping that one day the big old dork Armando walks in, ha ha ha!  Like he is a rock star!!  Very proud of that shabby hair and he looked terrible - even when he wasn't in disguise!  Guy seemed like an idiot!  I'll admit in his scripted infomercials he seems smooth and professional.  When he doesn't have a script, or I'm guessing 50 or more takes, and you see the real guy - he is a weasel!!

In my area solar will only return 40% - 55% of upfront costs on an appraisal.  Therefore, just like many upgrades the return on investment doesn't justify the cost.

Congratulations @Ryan Dossey !!  You got your project and that's what counts.  (So long as it's a money maker - and it is).  I hope you enjoyed the process.  I love negotiating and I try and learn something every time I negotiate a deal.  Those who hate it, or fear it, will often come up on the short side of the stick!

I loved this podcast! It was incredible! I even liked the bleeping out of the bad words so I don't have to worry if my kids walk in while I'm listening to it.  I've listened to it 2x so far and I think I will listen to it many more.  The most amazing thing for me was that during the coarse of the show, my goal for net real estate flip profits for 2015 increased by $200k!  I didn't consciously decide to increase my goal or even think about it.  It just came to me.  By the time I finished listening to the podcast my goal was $200k higher!  The crazy thing is I think I have a good shot at making it and the old goal has washed away.
