Dell, you might reconsider.  Linda called me out on a gender issue on the first page of this thread.  I think she has something going on there.  Can you say a chip on the shoulder?

@Tarl Yarber Nice job!! There is nothing better than getting a deal on something no one else wants and making good money on it! Nice before and after picks. I bought a 3100 + sq. ft. Victorian last year that was built on a mountain side. It was a cut and fill slab foundation with insufficient compaction. The slab fractured and one corner had settled almost two inches below grade. No one wanted this house that was listed on the MLS, which positioned me as the only buyer in a fairly hot market. The slab fix cost a little over $14,000 and the rest of the house was already in great shape. I put in paint and carpet and sold my $99,000 initial investment for $250,000 and pocketed $100,000. I'm working on a home with a crawl space now that had slanted floors that I have high hopes for.

As real estate investors/flippers, we are problems solvers and finanance facillitators!  Consider it and if you get a good enough deal, go for it!! (after inspections, estimates and due dillagence of coarse).

@Brian Burke I'm super impressed that you reached the 1000 votes milestone before the 1000 posts!  That has to be rare, and I wouldn't be surprised if you are the first to do it.  I agree with your take on adding value and can tell that you live what you preach. Great advise all together and I hope lots of users read and learn from it.  Thanks for your contributions to BP.

Vote for good posts that are helpful or make you laugh.  When someone has a great answer or puts a lot of thought into helping someone it deserves a vote.  I've been surprised sometimes when I've seen a comment about how great someones post was and the post still doesn't have any votes!

@Erin N.  I'm not sure what you should do this time, but in the future I would handle this differently.  Take a non-refundable deposit that holds the property until July 6th. Let the lessee know that if a lease isn't signed and all monies paid in full by 9 pm July 6th, then the property goes back on the market.  I won't sign a lease or give a tenant keys until I have everything I need as far as money, personal information and credit checks etc., and signatures from all interested parties.

I often regret that I didn't get into real estate sooner.  I don't regret coming out of college debt free and resisting the urge to get even more schooling, that I probably wouldn't have used.  Good Luck!

 I agree.  It's funny that so many people on BP are holding hands with Dave Ramsey, in the debt snowball, and act like spending $200 on a seminar is a waste of one's life savings!  I don't get it?
