@James Carlson, i'm late to this party but i've also been seeing favorable numbers for myself when analyzing 4bed house hack rent by room scenarios under 325, assuming i can get 600-700 per room.  i suspect i'm off on expenses, though

How do you get a lease drawn up for Colorado Springs (specifically a SFH renting by the room)? What's your process for this? How do you go about changing them if necessary? Are there programs / apps that assist with this and make this process easier? What's your system? I'm all ears!

@Lia Martinez have you run into difficulty with tenants being "generous" with utilities as they're included in the monthly payment? I've heard of this being an issue so I'm just curious. I want to house hack in Colorado springs here soon so any input would be helpful. Thanks!

@Jeremy Gaal good luck! I don't know much about townhomes, I've done alot of reading on SFHs and will continue to focus on SFH 4x2, I figure that's a good place to start as they're everywhere. I'm ready to jump in!

Jonah, i don't have input on this but would be interested in hearing about your progress.  how's it coming along?  have you decided whether you'll go multi or single?
