I look at the inverse of that. The property trash can is not out on trash day. You have to play close attention but it has worked in my favor once.

There’s a lot out there. Depending on what you want to use it for. Stessa is a really good one for investors. It helps me to keep my properties info organized.

Start with checking out records in your local county real estate office. The information is public. However it’s just the name of the owners, it doesn’t provide any other information.

It’s hard to say if a particular area is competitive. To be honest most markets are saturated but don’t let that deter you. I Wholesale in the Roanoke Va area but I’ve done deals in The Norfolk area as well.

Where would you like to focus, as a beginner? Or maybe you’re looking for guidance where to begin. Depending what you what to accomplish. Are you all in 200%, part time, etc. There’s a lot of material out there and depending on your focus start there...

@Elias Hibbard Yes. I’ve been Wholesaling for 4 years, flipping and investing for 2 years. Both books certainly helped me when I first started out and I still use them for references.
