You just have to do your research. Ask if they have experience in assignment of contracts or double closing. If they ask you what exactly is that, they’re not the one for you.

Fran. Your right, a buyer can steal your deal. You should get the property under contract. Don’t bring the buyer in until everything is ready. Good Luck

I normally drive for dollars. Also cold calls. List Source is a great way to find motivated sellers.

You probably should consult an attorney. How did the building come into your possession? Did you purchase it before the previous owner died?

With those numbers it doesn’t look like a good deal for your investors. So they’ll be all in for roughly $350K and no room to make money on it. And you certainly have to factor in your fee. I would take another hard look at it first..

You want to get it under contract first if you haven’t already. Definitely run the comps. Run the numbers and remember you want the best deal for your buyer as possible. Do you have a buyers list? You definitely need to start marketing it. You can probably find buyers at a local meet up or even auction. I recommend a book titled, If You Can’t Wholesale after this, I’ve got nothing. By Todd Fleming. It’s an easy read and spells out the process. Good luck.
