What would be the cost to do a total rehab in your area? At first glance, without running the numbers as an investor I would walk away.

If you haven’t read it, there’s a book “If You Can’t Wholesale After This I’ve Got Nothing For You.” I found that very useful to help get me started..

Not sure if you can legally sign a contract at the age. Maybe have an adult, someone you trust work with you. Love your ambition. Go for it!

@Chris Allen. Absolutely make him sign a lease. Not only that but increase the deposit and the rent. The more the people and pets means additional wear and tear to the property plus an increase in utility bills.

Hey Kipling. First of all thank you for your service. It’s sounds like you’re on the right track and have a solid plan. My only advice would be, to keep your credit strong. Credit is key to real estate investing. Whatever area you’re going to settle in, research local real estate meet ups and begin networking with other investors.
You’re in a perfect position.

I agree with @Cara Kennedy. Research local meet ups and start attending and meet people. You’ll find that once you’ve started connecting with people, your mindset will automatically shift and before you know it, you’re working on deals.

Yes. You want to have it in the contract that abc and xyz are partnering on the deal. Also you want to specify in the contract the terms regarding the split. Is this gonna be 50/50 or whatever y’all agree to. Normally it’s 50/50.
