Hey Everyone,
I'm looking for feedback on what you think works best in regards to mailing list criteria.
We sent 3 postcards out to our first list(~2500 each time), and got a total of 33 calls.
The criteria for this list was absentee and at least 3 bedrooms.
I'm thinking we need to get more targeted for our next area...here is what I am thinking:
Absentee...at least 3 beds...built from 1950-2000...value no more than 300K
Any input is appreciated- thanks in advance!

I agree with @Joshua Howaniec ...spend your money on a list and budget a bunch of mailings.
Get on the phone with any leads and fumble thru the first couple- learning quickly along the way.
Refine your approach...get better at it each time.
Suddenly- you know what you're doing, and you did it all by yourself...no guru needed.

@Keenan Smith Wow- zero would suck for sure.
Are you using a printer/mail house? Are they giving you a receipt of what was mailed? Are they checking your mailing list and removing duplicates?
My printer does all of that, and I'd like to think it helps to be more efficient and effective in my DM efforts.

I got 11 calls from 2451 sent postcards...8 of the 11 were actually real absentee homeowners with a home.
So a low reply rate(less than 1/2 a percent), but great learning by doing.
