I'm a new wholesaler in Scottsdale- currently working with an investor who wants to target certain areas...Arcadia Light, Gilbert, etc.
Max price up to 350K.
So I'm looking to hook up with an investor friendly local realtor that can help in our search.

Hey All,
I just did my first phone call to an absentee owner in Cumming, GA. Nice guy...not sure how motivated he is to sell, but hoping to get your input/advice/guidance on what if anything I might be able to do with this one.
Here are the details:
-home is "valued" at 212K per Zillow
-house right across the street is pending...list price was $209,900- nice house
-he owns it free and clear at 180K...with renters in since 2000 at $1,050
-Zillow rent estimate is closer to $1,500
-he doesn't think it needs much in terms of repairs
Maybe I refer to a realtor and earn a referral fee? Maybe there is something else I can do?

My partner and I are doing our first mailing this week.
We're both new- never done it before.
Gonna field the calls...stumble around a bit...and learn by doing.
Our plan is to initially send 2500 postcards each month for the next 6 months- tweak message and list criteria based on response rate(quality and quantity).

Hello Karen- thanks for your feedback.
This is an "outside the box" marketing model I am building for realtors- designed as an alternative to postcards, newsletters, etc.
As an example, I was at my neighborhood bar/restaurant last Friday night. The place was packed with families, groups of adults, people on dates, etc. Everyone having a great time. I was there with my wife and kids.
Imagine that same scene, but with your name and business on a large banner, along with custom drink coasters with your business, and a nice color flyer on each table- with your business on it. I'm not a realtor, but if I was, and I was looking to make new connections with future clients in my own backyard- I might be thinking that hanging out and sponsoring this event was going to be great for my business.
If you came up to me and introduced yourself as the realtor on the banner- I personally would have thanked you for the fun night!
When you say "I don't think the results would justify the costs"- I respect your opinion. But- I can also think of lots of other things that your industry spends money on, that definitely doesn't justify the cost.

Thanks so much for your feedback- I appreciate it!
I hear what you are saying about somehow qualifying the audience- something to think about for my next "get you new customers" idea.
The goal here is to offer an alternative to the traditional marketing methods...postcards, newsletters, ads, etc.
Your chances of turning cold leads into warm ones are much higher with my model, if you were to be on site during the event...shaking hands, making intros, sharing a drink or two, etc. The chances of someone thinking of you instead of your competition when they are in the market goes way up, if you have had this laid back, fun opportunity to meet them. Sure beats a postcard in my mind.
Let me ask you or anyone else another question, if you don't mind:
How much would you be willing to spend on one of these opportunities in your area?

I am creating an online service where a realtor can "sponsor" a local Happy Hour(s)...idea being a creative way to get your name in front of your local potential customers.
Do you like this idea? Is it something you would consider for your own marketing efforts?
