Absolutely not.  As @Jay Hinrichs stated, the deed of trust is the most important document.  However, I handshake can potentially hold up in court.  It's all about the documentation trail that CYA

Find value-add opportunities.  Network and get off-market deals.  You can find them in any market, but the GFC has made people lazy IMO.

ABQ Apartment Investors is a good REAI as well.  I think ABQ is a great market and has similar allures that C-Springs has.  But as is true in many markets, this place is street by street.

History does not repeat itself...it simply rhymes.  Don't get passed by waiting for an opportunity that looks and smells exactly like your last experience.  Setup criteria that outperforms other investments and find deals that fit within that construct.

@John Leavelle chaining properties together is no different than a blanket loan, which would also work in this case.  Being creative, while recognizing the risk, is the name of the game.  I'm about to take out multiple HELOCs on my properties.  But I understand the risk and appreciate the upside on a fantastic deal.  Happy Hunting.

@Andres Aguirre Your math is correct. You can also get a HELOC up to 95% if you shop around. It's all personal preference and risk tolerance. A traditional refi has the least risk, the HELOC has the most.

The HELOC is variable. So there is risk in using it.

Just have the funds allocated before the "crash".  In the 2008, there were clear warning signs (i.e., investors were having there lines frozen).  We'll know when it's happening, and we aren't there yet.  Don't jump the gun.
