You could consider obtaining some HELOCs or getting a loan based on your assets.

I am definitely a "boring" investor, and it is treating me very well.  Now that people see that I have some wealth under my belt, I'm begginning to get "shiny objects" waived at me.  No thanks, I'm going to continue the grind and use the  more secure method of buy, hold, pay off.  I don't think a lot of the podcast interviews can be considered boring.  Possibly Chad Carson's.  The Money Show, however, has very "boring" approaches to building wealth.  Happy investing.

Banks understand that all real estate is local.  If they do not understand the market, regardless of the purchase price, you'll hard pressed to find a non-local lender to fund the deal unless they are Fannie / Freddie sponsored.

I've been investing in St Louis since 2014.  All of them are in S. City and were purchased for less than 70k.  I will tell you that though the pro forma for these properties rock, the maintenance (buildings are generally >100 years old), vacancies, and make ready expenses from turnover; it is generally hard to make a decent return.  However, St. Louis is on fire right now, and there is some explosive revitalization happening in Tower Grove, Benton Park, and Fox Park.  Also, Chesterfield is one of the fastest growing cities in the country.
