Hi @Jessica Stevens Yes, I do travel a lot and been to SD couple of times now. One of my favorite place to visit especially the beaches and mission park :-).. I miss that in Dallas. - Go Cowboys!

@Nicolas Pretelt In order to pursue a short sale, you will require proof of funds. Double close is not possible. Of course I'm not an Attorney or a CPA, you might want to consider getting some professional advice.

Do little bit of low budget marketing i.e. (door knocking, bandit signs etc), find a deal and wholesale, raise capital $$ via the assignment fee. I use to charge between $2000, $5000 or up to $10,000 on assignments depends on how big is the deal and what investors I'm working with.
