Don't ever change what's working for your marketing in your area, keep it consistent.
Looks like a great deal that you have, I would personally stay away from the war zone, if the numbers make sense based on what you offered to her. You might just want to find a retail buyer for this property since it is already rehabbed and do a double close.

@Ronnie Edge My personal recommendation would be to hold on for getting your real estate license, unless you want to be Realtor. You don't need any license or certifications to be a real estate investor.
Bird dogging is great way to start, build your buyers list because you are going to need it the most. All you need is one or two solid (seasoned) investors/buyers in your network and you will start making the finders fee in no time.
I have paid from $500 to even up $2000 for finders fee depending on the size of the deal.

@Lara N. You have good amount of cash reserves, don't cut yourself short. I would suggest start network with other fellow investors, get deals and raise capital/private money to buy houses in those 3 areas you have mentioned. As long as you have the experience, the deals and you can get the job done, you will get people to invest with you. Remember, you are not asking for money, you are offering for partnership and everyone makes good return on their money (period)
