I think its great that you want to donate some of your time and knowledge. I think one good way you can contribute is here on bp. and maybe some people from you area will see your ideas and send you a colleague request and you can go from there. What I am looking for in a mentor is real life knowledge on what I am looking to accomplish, and if it becomes a good relationship perhaps later doing deals together.

Sounds like a good learning experience. did you put any earnest money down or did you have an opportunity to have the "cash" buyer put earnest money up? Good luck next time.

I would think that if you did calculate the deductions to lower you normal income you could loose you liability protection if you or your LLc was ever sued.

Ive been looking on craigslist, monster and career builder. I basically googled top ten employment search engines. One I found that I hatted was Doostang it lets you apply to one company then floods your email with attempts to sign you up for a subscription.

So basically you are offering an amount to the delinquent owner that is less than you think it will sell for at the auction? for example they owe $2000 in taxes
you offer them $3000 for the property
so they net $1000
you don't pay the $2000 in taxes
you hope it will sell at auction for $6000
you have the rights to the (overages/overbid) $4000
is that whats going on?

Some things I would find out are...
What is the market rent for the neighborhood? You can probably call around some property management companies to find this out or use rentometer.com . Is he looking to sell or just rent? If he is willing to sell on an REC what does he want as a down payment? Would he be okay with you leasing it out to someone else?

Thanks for all of the replies so far.
It seems like most the consensus thus far is yellow letters. Has any one tried Google ad words? Wayne Woodson yellow letters and bandit signs are your bread and butter have you had any luck with other avenues? I listen to @sean terrys podcast and it seems that he gets a good amount of deals on his landing page. when someone wants to sell their home fast they Google what to do. some are led to him and they are already motivated.
I think you guys brought up a good point on the cost of the letters. I get my name list from listsource.com. what do you guys use? I'm anticipating that ill have to spend about $1000 per deal. Once I get one I can dump all the profits into marketing
