Hey BPers

I came across a property on an upcoming tax sale that is a bit complicated. The property was owned by a criminal that is now in jail, so she is no longer able to pay her taxes. After further investigation I found out that the government has seized her property. This happened in the last two months and the taxes have still not been paid. I am wondering what would happen if I bought it. I spoke with an attorney and he didn't know of anyone with this niche specific knowledge. Legally would the tax sale supper seed any judgments against the property? What normally happens after the government seizes a property, how do they sell it? The property is in California and I think the federal government seized it, if that helps.

Hi BP

The company I work with brought up the Idea of using a Family Office for private equity financing . I came across this website and was wondering if anyone here on BP has purchased the list and if so have they made meaningful contacts?

Congrats! Are you going to keep wholesaling? What percentage of the profits are you going to to dump back into marketing?

One avenue that hasn't been pointed out is Private Equity Funds. You could remain a passive investor and diversify among many deals in many markets. They do charge fees for connecting you with sponsors of the deal and advising you. You get sent a business plan and then a subscription agreement and you choose which deals you want in on and which ones to pass. I don't think you stated weather you where or not but Some funds limit their investors to accredited investors only. You will have many opportunities to get more than a 12% return. We just finished getting out deal fully subscribed and our business plan projected an IRR of 28% to our equity partners. The subscription agreement will state how much each unit of the holding LLC will cost and what that unit represents as a percentage of the LLC. Hear is a list I found on google for firms in the bay area but not all of them are Real estate funds http://www.americanregistry.com/recognition/largest-private-equity-firms-in-the-bay-area/111380 . Its a little out dated but you can do some research from there.

If you do take the syndication route you will need to write up a well thought out business plan on how the investors will make money. It will need to outline why this is a good deal and how your expertise will contribute to the deal.

Does anyone know someone that is a commercial Wholesaler or Multi Family Wholesaler? I have herd on Sean Terrie's flip to freedom podcast, he did an interview with someone named Bob Diamond but when I dug deeper it didn't look like Bob was doing deals. I emailed his law firm to see if I could become one of his buyers but I got a response saying he was no longer accepting deals. I also emailed Sean's company and got no response. It seems that a lot of companies with strong track records can get deals funded fast but their biggest constraint is deal flow. If there are any really good wholesalers out there, maybe they could take a crack at it. The profits could be 10X residential deals and they might be the only game in town.

Definitely vet them more. Ask to visit their current operations and to view their financials.

This place is great for learning the ins and outs of the REI world. Do you invest yourself? Can you share what kind of lending you have available? What would a hypothetical deal look like that your lender would jump all over?

I agree with Rebecca. You need to ask, What needs to be renovated, how is the economy/job growth in the market, what is the neighborhood like, is a chance to get $7,200 per year worth $40,000, Will you be able to qualify for a refinance before his terms are up? With seller financing it shows he has confidence in the renters/property.
