Do any of you have access to Realpage or other market research databases? I am looking to collect submarket occupancy and rate trends. If you have any suggestions I am all ears.

I wanted to bump this back up for discussion. Goldman Sachs just placed a $865,000,000 bet on Venezuela yesterday. Are their any investors from Caracas or Maracaibo here on BP? I would like to know what multi family and NNN lease properties are trading for there.

What would your expenses be to manage it? With rents at $500 per door, I would expect expenses to be more than 50% of GPI especially with a 70s vintage.  If one HVAC goes out there goes all your profit for the year on that unit. Would it make more sense to buy a 16 unit for $1m with rents at $1,000 per door?  Try to shop the comps in the area and interview property managers that you would consider hiring. They will be able to help you dial your expenses portion of your pro forma in. They should be willing to send you an occupancy summary of their assets in the neighbourhood to prove to you that they can keep your units full.  Below is my year one expense summary tab when I underwrite my expenses. I am needing a General Contractor in the Atlanta, Norcross, Sandy Springs, Doraville, Chamblee area. I have a commercial space that I need permits pulled, a couple walls moved, flooring and paint. Any recommendations to a reliable contractor is much appreciated.

Thanks for the reply and details. Heads in beds got it! What type of capital raising structure do you use? Do you raise a discretionary fund and then go acquire multiple units at once? GP LP structure? How much would someone have to invest to get started?
