Yes, there are plenty of loan programs for Man/Modular. Ask your mortgage broker or LO about them!

Personally, I would offer at what you can afford to fund, and then nothing more. You don't want to end up overleveraged. 

There are WAY more deals out there than you think, don't get dragged into something that will bog you down. Hope this helps! 

I would say yes, if you are planning to grow. Depending on how much debt you have, it will probably pencil out to be advantageous. But that is only half of it. Consolidating everything will 1/ allow you to better systemitize and keep track of everything and 

2/ will be easier to get financing on future properties.
