Thank you for the information will check. However I do not believe one was done. I did call an termite inspector and he verified that the termites are not active and found a label under one of the sinks indicating that the property was treated for termites. I got all the damage fixed extremely fast it was limited to the base boards and rented the unit. Now the issue regarding the seller not disclosing it and the general inspector not catching it is what makes me mad. I did spoke with a lawyer and he advised me not to do anything due to the low repair cost ($200.00 did the repair my self). We live and learn, will be better prepared for the next one.

Hi Jay,

I must agree with @Mike Landry tax is low, I would double check with hcad.org. Also make sure it is listed as multi-family. I have seen multi-family properties listed as single family houses which is indication that most likely the conversion was done with out permits. Also I do not like properties in flood zone. However, numbers look good but make sure you check them do not trust anyone.

I have a 1930 duplex in Houston which I purchased in the beginning of the year. I'm making about a 1% rent/price ratio. However, vacancy has been extremely low and no major repairs so far. Knock on wood, that continues.  Due to the age of the property I'm planning to redo the pluming and roof in the next two years. The good thing about Houston is that rents are going up. 

I was looking to buy an investment property for the last year and half and can tell you it was very difficult to find a ready to rent property in ok neighborhood with 1% and up rent/price ratio. I'm talking about a duplex, triplex properties close to downtown Houston. Currently, I'm trying to buy my second property and can tell you that the Houston market is CRAZY !!! Every property I put an offer on has multiple offers, that includes SFH ... I'm thinking to hold on on my investment till the market cools down and becomes more investor friendly.

In process of acquiring a new property which needs foundation work. Will be grateful if you could recommend me a investor friendly foundation repair company. The house is pier and beam, turns out not all companies work on pier and beam foundation.
