Coral Springs, Broward Florida Research resources

BP members in Broward, Coral springs area, what websites do you find most useful? I don't have direct MLS access. I am trying to Buy a Multifamily 2-4 units with FHA financing. I have been reading and listing to podcasts for the past few months and now trying to use of the knowledge I have gained. I do have a real estate agent I am working with, I did get pre approval from a local Mortgage broker.Is the 1% rule realistic in Coral Springs? Should I be using the 50 rule? Trying to get a better understanding.

I am not rushing to buy a property and being that it would be my first property purchase I would like to be selective and not get caught buying a home from a flipper or at the high end of the market. I understand that property values have gone up however seeing a property that was bought for $199k 12months before and now listed 350k seems like not a sustainable number when looking at rents that increase is not justified from my understanding.

I understand because it's a FHA loan the equity I could add is limited because the MFH has to be in working order.

Ok now back to the topic,

What are most useful websites that local BP members find helpful when evaluating a property from a quick evaluation to a more in depth college grade microscope?

Estimates ? I am trying to find some numbers for owning a MFH in Coral Springs 2-4 units that is owner occupied. Also for BP members that have bought a MFH 2-4 units in the past 12 months have you been able to use the 1% rule or the 50% rule in this market. Do you have helpful hints ?

Expense averages? Is there a Formula Local BP member’s use?

Water & Sewer averages?

Monthly Insurance?

Good afternoon BP members 

I contacted quicken loans and was told they only due 1-2 FHA loans.

I understand that 3-4units is also allowed under FHA. Do any south florida, Broward members have experience doing a 3-4 units FHA loan ?and with what bank?

I am new investor looking for a local bank here in Broward. I am looking for conventional financing for MFH 2-4 units.

I plan on living in one unit and using BRRR method. This would be my first time purchasing a home. From what I understand the home would be in my name and offer very little assets protection. If a bank would allow a transfer to a LLC in the future that would be great however from what I have read that is unlikely. Quiet claim title transfer would trigger an acceleration clause.

I plan on contacting the following lenders for conventional financing. Do local Broward BP members have referrals or experience with the following local lenders in my area (Hollywood florida, Fort Lauderdale .

@Eric Olsen thanks for the advice. ya i think i am going to go old school on this for now. Pen and paper and google sheets. I contacted http://www.drivingfordollarsapp.com/ their app is down right now but it should be up and running in a few months, going to keep on eye on that.

Here is a question Maybe @Brandon Turner would be able to help. Again new BP member here but i am sure a few BP members are good at creating phone applications.  Driving for dollars app could be a BP product that is evolving with members input. I am sure its not for everyone but i would be more than willing to pay a price to have application that allows me to create mailing lists, routes, attach pictures ect when i am driving.when i was looking around the android market i don't see anything. Yes unfortunately i am an android user. I included a screenshot app that i found that tries to do this but i believe it fails to hit the target.

    I am a new investor here in south Florida. I am looking for a mortgage broker in Broward. Do any BP members have recommendations. I am going to be looking to do conventional financing on a multifamily house, I intend to rent and live at the house. I have not started working with a real estate agent just yet that's my next goal after i find out what my financing options are. Any input on this would be appreciated.

The main reason for me to find an app is the ability to export a route. I could only drive so-many locations at one time. I want to create a system that's easy to follow . I like the idea driving for dollars app @Melissa Card i am going to check this one out. @Brian Cam i thought about doing the google maps, having a Gmail account just for driving for dollars.  i know i don't want to over complicate this and streamline the process as much as i can. i may try doing the google maps just to make it simple and also adding a image too the pin on the map because google maps is not always current. Thank you for you input
