I was also there Nat, I am interested to learn more as it simply CANNOT be as easy as he made it seem. I do think it might be a good way to earn decent returns but the redemption periods are longer than most people can afford to or willing to wait. From the little research I have done I don't think FL is the best state to practice this type of investing. In any case, I will learn on my own. 3K is not money I am willing to spend on guru training.

approach, he starts st ARV and subtracts holding costs, his desired profit and the est repair costs. That's how he determines more or less how much he can and is willing to purchase the property for.

Like John says it depends on your market. 65-70% of ARV is ideal but in some markets it doesn't exactly exist and in others people will tell you they buy even lower than that. With that said I don't think you're being to conservative. If you know that 70% of ARV will work keep looking, it's a true hustle! Try @J Scott's

I've heard about them, good things. Alot of the networks meet in the middle of the day, which is fine but there are a large number of us who hold jobs as well as invest and the mid day meetings are harder to attend.
