I have called a contractor out to fix the AC unit twice within the past month. I knew what the issue was but I didn't want to just blurt it out without any proof that they are turning the AC off when leaving the house. 

I have asked the first time and they said they never turned it off. I paid for the AC fix twice already. The 2nd time, the AC contractor told them the AC unit is working fine and not broken like they said. Their issue was that it wasn't coming on fast enough for them. They told the contractor that they turn it off when they leave the home to avoid paying high electric bill. Contract between me and them states they can't turn off AC unit but they can turn it to a temperature of their comfort. Contractor says they can leave the AC on low but can't turn it off, especially in 90+ degree weather.

I got a text today asking if I can pay half the electric bill otherwise they won't leave the AC on when they go to work. HVAC is a landlord responsibility in my state so if I already took care of it twice and the contractor told them the issue is that they keep turning it off, would I have to keep paying for the AC unit or can I tell them it's their responsibility to pay the contractor or pay all the electric bill? Contract states they pay electric bill. They've only been a tenant for 2 months.

i'm still a newbie too but I believe you don't have to say yes to the fence. Only thing you need to fix right away are things that effect living conditions such as hvac. This may depend on your state too.

I also would not give renters a rent credit. If they offer to put a fence up and you agree to it, they can give you receipt and you write them a check for it instead.

Check the check in form to see what damages were there before they moved in.

I'm not really having an HVAC issue. It's working fine but the AC unit is just not blowing fast enough for them.

Tenant has been bugging me just about everyday for 2 weeks.

I have a main guy that I use. He use to be right on point in coming out within 3 days but it's been 2 weeks. The 2 back up is not available.

HVAC is consider an emergency in my state and something I have to get fix. It's not broken according to the tenant but just not fast enough for them.

Do I have to do anything fast? Or just wait for my HVAC guy since the unit still works?

What if you're preapproved already. How does that work? I will still need to come up with the numbers and present it to them?

I already have 2 homes. A single and a duplex. I bought the single home with a traditional mortgage at the time because I didn't know about PML and HML yet. The duplex I paid for in cash.

I'm looking to purchase another investment home now using PML. I'm wondering if I still need a down payment with PML and HML? Also is there a percentage I pay them from the deal regardless if it's a buy and hold or fix and flip? Or am I being charged interest on the loan?

I already did. My cousin is a real estate lawyer and said that they need a business license and insurance to work on other people's cars. They are claiming they don't need one because they are just helping friends and not making money off of it.

My parents gave me a rental home. My name is on the home now so I can manage the property.

The tenants my parents found has been on a month to month contract for 4 years no ow after their 1 year contract ended.

They have set up a tent to fix cars and my parents have gotten a complaint about them working past midnight. It was nothing major.

If I was to do a new contract, is their anything I can legally do about them fixing cars? Am I allowed to have a key for the shed they built if lease states landlord must have keys for all locks on property?

Can I put on lease they can not fix cars after a certain time? They state it's not a business but they fix cars for different people all day long.

On the contract, it states tenant may not run a business on property. Tenant is an auto mechanic. He claims he's not running a business and just helping out friends but downstairs says that multiple cars comes by during the day for past 2 months for him to fix their cars. Downstairs neighbor has complained that his business is disturbing her. He fixes cars until well over midnight and making noises. How can you tell if it's a business or just him helping friends?

The home was fully cleaned and rid of molds. During check in, tenant checked house and says everything is ok. Today there's molds in basement. Am I responsible?
