John Anderson I am a very serious investor and all my offers are accompanied with pre approved funds/bank statements and also money deposited in escrow with my lawyer. I have all ducks in place. What do you think?

I've put in offers for over 15 houses and still haven't had an offer accepted. I'm offering cash, 5 day inspections, full price (and sometimes more on some of the houses) and still no luck. Maybe somebody can shed some light on what's going on or what to expect??? I'm buying in the Miami and Broward areas. Thanks!

Carlos Gandarillas what do you think of houses that are crawlspace as an investment house? Good bad or doesn't matter?

Wayne Brooks the mls also says the construction type is cbs construction, frame with stucco.

I did not see a wood frame. The walls are cbd. Is there something I am missing here? How can I check if the frame is wood?

I just put an offer in on a house that is a crawlspace foundation and is located in Miami. I am looking to buy it as a rental income property. Most of the other houses in the neighborhood are regular foundations on the ground. I liked the house and definitely liked the roi which is around 14%. My friend by chance spoke with another investor and told him about the house that I am buying and he said that he stays away from crawlspace foundations. I wanted to get some more info from the bp community to see what they think about houses that are not solid ground foundations and what issues I should be aware of. Thanks!

Hi @Patti Robertson I am really interested in some more info and experience with section 8. Can you shed some light on it for me? How complicated is the process for a first timer? How long does it take to get the house approved for section 8? Does "section 8" come to inspect your property all the time and give you a hard time? Any ins and outs will be appreciated. Thanks!

Hi James Mc Ree thanks for the info. Few questions: 1. Why do the lenders sometimes require a 6-12 month seasoning? What's the reasoning behind this if the property is worth its value? 2. Why will some closing costs be doubled? I am not buying the house again, just mortgaging it... Thanks!

Why not go for a section 8 tenant? I have been really interested in this. Doesn't a section 8 tenant mean that 70%+- of the rent is guaranteed? Why is this a bad thing?

Hi I am an investor from Miami. I wanted to know if buying houses in cash and then getting a mortgage on them is a good idea. For example if I buy a house for 100k in cash and the market price is 120k will I get a mortgage on the 120k or on the purchase price of the 100k? Will the interest rates be the same whether I get the mortgage before or after?
