Thanks for the advice Kyle. Those are some great considerations for both GPs and investors. I had not previously considered how the preferred returns could influence the GPs to sell early because of a lack of their own sustainability.

Without W-2 income, a DSCR loan might be the right option for you. This type of loan values the property bases on its cash-flow not on your income. There are some great options for lenders in the "Build Your Team" tab.

Great post. I have been curious about how sellers are comfortable relying on someone else to pay a mortgage in their name. Looks like they have some recourse that can be very detrimental to the buyer.

I think in this case you hold some responsibility for the situation. You are the landlord and are responsible for providing a proper and safe residence within your control. You hold the keys to his property and I feel this falls under your responsibility. If it was me, I would fix/pay for the items in his unit that have been vandalized and have the sister reimburse you outside or inside of court. 

Imagine if you had not properly kept up with the stairs of a unit and a tenant got injured. You would be considered liable. I think you should think about this situation in a similar light but would certainly consult with a lawyer to find out how liable you are.

I am interested in what you all think are the biggest ways that a capital stack/ fees can align with investors and GPs. For investors, what do you like to see as and as GPs, what do your fees look like to make sure that all parties' interests are aligned? I have read that some like to go light on the acquisition fees and heavier on the refinance/disposition fee.

There are some great options for DSCR lenders in the Build Your Team tab. I would recommend reaching out to a few of them for what current rates you could get.

I have had a good experience with Rent Ready so far (2 months of use). They do take about 7 days from when rent is collected until they deposit it though.

Alot of FHA will be similar so shopping around online for some big-name lenders could yield the lowest rates. Also, consider reaching out to a local bank/credit union especially if you have an existing relationship.
