Seems like selling is likely the best option. If you haven't already done so, there is a nice Rental Property Calculator under the tools section to help you run the numbers. Best of luck to ya

I have two friends who are doing well with Air BNB. One in their own house, the other with an above garage cottage, both in Charlotte. I wasn't familiar with the witch hunt to try to shut it down however. Is this much of an issue or possibility in the Charlotte Market? Where can you find the specific restrictions per area?

Welcome and definitely check out the Charlotte metro REIA, some listed on Meetup.com. Welcome to the area and the BP community!

Craig's list used appliances scare me. Yes you can get a deal. But boy you can get screwed. Spending time on repairs and money is opposite of your goal.  The more 'worry free' the deal the better.  Not to mention the bad taste it puts in the tenants mouth to have some ragged beat up fridge show up that stops working a week later only to ruin $200 worth of groceries.

Finding the balance is important and definitely depends on your market as mentioned above

@Don Gerstein

Welcome to Charlotte and to BP. This a great source of information as well as networking.  I am an investor in the area as well, more focused on acquisitions then wholesaling so feel free to reach out to me with properties you are looking to wholesale.

I am currently looking at purchasing multiple properties from the same seller; was wondering if anyone had ideas on creative financing with minimal down. Do banks allow you to role multiple properties into a single loan/closing or would they be separate deals? Any advice on seller financing? Terms? Tips to get seller to agree to seller financing? Thanks in advance
