I haven’t read all the comments yet but I was right there with you 10 months ago starting my journey. I quickly realized the time for consistent education was during the day with my driving or headphones (while running a crane) and the most IMPORTANT was I got up an hour and half early everyday (I start at 6 am too) I’ve been getting up at four to read for the better part of 6 months.
Yes it’s tiring, yes it’s hard on fridays, yes it’s even harder on
Saturday and Sunday I push it off to 5 am on days I’m not working.
Consistency
What’s hard will pay off
Just have to make sure your ultimate “why” is stronger than anything else.

First off congratulations on those accomplishments!
Second, are you not able to negotiate for a 3-4 day work week at first? Obviously with less pay. I don’t know what you do but could you negotiate it becoming more of a consulting position where you come in as needed?
Just thinking out loud here. If none of that could work I would just ask myself if the unforeseen worst case scenario happens do I have adequate wiggle room in the budget? Do I have personal and business reserves? If my vacancy doubles can I still support the family? If all the boxes check...just do it!
Do it respectfully and leave the door open.

I’m not sure what Joe will day in response to your question however I can give you what I did.
I took my inspection report and for a couple dollars had a VA put every item into categories of possible repairs / preventative maintenance such as water, electrical, safety, cosmetics. This allowed to me easily prioritize repairs and preventative maintenance issues at the same time and before it was a big headache. Those issues are being handled on the front end. Yes, it will cause me to have more cash in the deal but, long term it will cause me less headaches and down the road if I want to pull some cash out of the property to improve my COCROI I could.

It didn’t happen without a mix of emotions for sure. Even with a 10% reduction in rent it would still cash flow so I figured if the economy really hit the fan and values & rents took a hit I would still be okay long term.

Thanks for the words of wisdom, money is there. Also am proactively fixing things that were rigged up previously. I’m all for spending money to avoid the headache of spur of the moment calls. I appreciate your advice.

It definitely is remarkable to see some results even if it’s just the one door for now. Implementing actions now to scale a bit more in the coming months.
He was not only an mvp on this deal but the priceless lessons was that he kept me from buying other properties that made sense and numbers worked on for reasons I had never considered yet. Probably saved me much more than this deal has made me.
Property is located on the edge of Batavia to Geneva. Falls into all Geneva school districts.
