18 and starting to look into rei.. man had I been that smart haha well done for thinking outside of the box at such a young age. Save a dime from a nickel on every job you can get and go back to the beginning of the OG BiggerPockets podcast and listen to early episodes they have great book suggestions at the end of each episode. My list is long and continues to grow as I’m averaging two a month so much good information out there. Good luck!

Congratulations on househack!

Here’s what I did with recent one it had a lot of odd ball stuff like you’re talking about wrong with it. Delayed maintenance and odd brother in law fixed jobs.

Took inspection report sent it to a virtual assistant (I didn’t have time at that time) to break the items in the inspection into a few categories for example Electrical, potential water issues, tenant safety, then cosmetics. For the $5.14 I paid for an assistant in Vietnam to break it down into simple list, it was worth it. Just took that list with my GC/handyman friend and went through with electrical hazards, water potential and tenant safety on the immediate to do onsite.

Instructions were “this Is going to be a long term hold I don’t need White House cost on parts but I want long lasting parts, I.e. the 50.00 metal toilet repair kit instead of the 20.00 plastic one.” Gave him my cc for parts and told him to send me pictures with invoices as he completed projects. He has my tenants number for giving them notices on coming by.

By the way this is my first official investment I have been a accidental uneducated landlord for 5 years.

Best advice so far “keep emotions out of the purchase due your diligence, stick to the numbers”

Worst advice “real estate is more risky than my 401k just work and save money”

I’m investing with the same amount, current DP 32,200 (20%)

I got seller to carry back 3% of buyer closing costs. I have additional 7k in reserves for my other rental property which is separate, as well as a 25k personal line of credit opened at my local credit union with a zero balance for extra reserves.

Totally possible, get creative. Btw find a new lender which will do 20% down conventional and negotiate a concession of closing credits.

Bonus** find a house that won’t pass fha typically ones that say “selling as is” less competition and a little more negotiable.
