Asking about when I get paid was something else I never even thought of. 

It's definitely important to figure out when I can expect the income from my property. 

I will make sure to ask about this when I sit down with a few PMCs.

Thank you for linking me to this blog post, there is a TON of useful info in this blog that more than answers my question. 

Especially with asking about If Event -> Then fees, I never even thought about asking that so I'm definitely going to keep that question in my pocket. 

I like your idea of not just comparing prices but going through the management agreements and comparing the do's and don'ts of what people offer.

I've bookmarked this blog for future reference when I have some sit down meetings with a few different PMC's.

What are some of the best tools/strategies out there for finding off-market properties for sale? 

Is there some sort of online database? 

Are there some winning strategies/people to connect with that are usually connected to off-market properties for sale?

Hey Bruce!

I love your idea of creating some sort of niche in the off months.

There's a hiking and mountain biking scene in the summer that I could tap into.

What I meant by 'account for' was just figuring out how to have seasonal vacancies reflected in my expense calculations for an accurate ROI.

@Joshua Strickland gave me some great advice to calculate on an annual basis instead of a monthly basis

I'm looking to purchase some buy & hold investment properties in the USA, I am a Canadian. 

Is there a specific American business structure that I could use to invest in any state effectively & efficiently, or does the optimal corporate structure differ drastically from state to state?

Hey! 

I'm looking at purchasing a property that I'd turn into an AirBnB in a skiing town. 

During the long winter months here in Canada, the AirBnB will be rented out for sure, 

But how do I account for the slow summer months or even unpredictable vacancies in my expense calculations?
