But I appreciate your post because it really helps highlight what the relationship between and an investor should be like. 

A realtor is not there to invest for you, they're a team member, someone who can help you make a decision AFTER you've done your own guided research.

Who knows how that landlord found those tenants, they may be a nightmare, 

I will make sure to check the lease laws for whatever area I'm investing in.

Calling the police station or public works, I never thought about this, this is a great idea.

I think there will always be that element of uncertainty but I also feel that there's always going to be people you can talk to that are neutral to my investment decision who would be able to give me relevant local information that I can fact check against other locals, 

But I definitely see where you're coming from, someone who profits from my decision to buy is not going to be the best source of reliable information.

That is a great point, 

Women and families walking around at night is a great sign, 

Seeing what the area is like at night on a weekend would give you a great look at the real underbelly of the area.

Those are definitely the right metrics to be looking at. I'm going to be making sure I look at population growth, job growth, rent growth, and income growth when vetting OOS investments. 

I've been scrubbing through a lot of the websites suggested by others on this thread and another useful metric I've been finding is the ratio of homeowners to renters. 

Some communities are dominated by homeowners which would make for a very different investment landscape than a community with few homeowners.

Thank you for sharing this with me man, 

I think that there's a lot more to be learned from a less favorable investment than an investment with no bumps along the way. 

I found a lot of value in what to avoid, especially the condo corp owned totally by investors, I never thought how that dynamic would affect decision-making down the road, so thank you for letting me know about that red flag.

I agree with what you're saying, with student rentals you can make a lot more, especially since you're renting by the room and not the entire space in one go, but there is always the downsize of more damage to the units and possibly higher turnover. 

In my research, I was pointed to these two blog posts on investing in student housing.

I like what you had to say here...

Experience is worth its weight in gold, but the one thing you said that I haven't really been hearing from anyone else is that the relationship with a realtor is a two-way street. 

A rockstar realtor isn't going to be bending over backwards for someone who expects the realtor to do all the work, or for someone who hasn't proved that their serious about investing and pulling the trigger.
