But I feel with enough research and with knowing enough people in the area you can have all the information on a property as if it was in your own backyard. 

I'd never buy a property without having all the data and all the people in the area assuring me that I'm making the right choice.

I think that's another overlooked quality in a lot of realtors, so I'm happy you brought this up,

Finding a great property is one thing, but echoing what you and @Eliott Elias said...

Having an agent that can put together a more competitive, better-structured offer is going to help you actually get the property, rather than just putting in an offer and hoping for the best.

I totally agree with you here, 

I think something that's commonly overlooked as something that a realtor brings to the table is their network. 

Having a realtor with an extensive and reliable network of different people can really grease the wheels in a lot of different situations,

I love what you had to say here, 

The fact that you're looking for someone with the experience to be able to play the devil's advocate, someone who will let you know when you're eyeing a bad investment, not just a team of educated yes-men. 

You and a lot of other people are echoing that the best investment realtors are investors themselves, which makes total sense. 

I'm going to start looking for realtors who have investment experience in the types of properties & strategies I'm looking for.

I knew of city-data which is a super powerful tool, but I never knew there was a specific website for census data, so thank you for putting me onto that!

I'm curious though, how would you utilize the timeline on Google Maps?

What advantage does a street view from a few years back give you?

I definitely agree that boots on the ground is the best policy.

I never thought about reaching out to the chamber of commerce or even the police station.

That's a fantastic idea that I'll definitely try out!
