This makes a lot of sense, set your benchmarks, and sell/replace once that property falls below your benchmarks. 

Now I know this varies from investor to investor, but how do you set what your tolerance levels are? 

How do you come to the number of 'if it falls below this I sell'?

For those investors that have successfully, or unsuccessfully, invested OOS, I want to hear your stories. 

What were the main benefits that attracted you to OOS investing? 

What did you find were the largest challenges to OOS investing? 

I imagine it's hard to do fix and flips OOS, which would limit you to only buy & hold properties, but I don't know! Let me know! 

Do you still invest or look for properties OOS? 

If so, why? 

If not, why?

I'm curious about something...

When do you sell a buy & hold? 

Now I know this depends on a lot such as the investor's goals and the property itself, but is there a general rule of thumb you as an investor follow?

Do you sell a buy & hold if it's still cashflowing but has appreciated a massive amount? 

Do you invest in a buy & hold knowing you're going to sell it after X years? If so, how do you come to that number in the first place?

Are there any good websites/services/softwares out there that provide a year-over-year report on the appreciation of a property? 

Does this even exist or is the closest thing to look at just the appreciation of the overall county/city as a whole?

Cash on Cash?

Discounted Cash Flow?

Internal Rate Of Return?

Net Present Value? 

Cap Rate?


A combination of these and others?

What additional costs are there to consider when investing OOS? 

Of course, you're going to be using a Property Management Company, but are there additional taxes or fees when investing OOS? 


And if so, do these costs vary state to state?
