At that ARV Remington is on the right track, you would most likely need to focus on the areas that are still at the beginning of the speculative curve. The other big questions to make sure you have ironed out are.
1. Who is your Agent?
2. What is your financial situation/lending partners?
3. How will you manage the rehab? GC, Self GC, Property Manager.
You might have these all figured out, but if you don't be careful jumping into a new market without the support of some great professionals. Columbus is a competitive market which means the margins are tight. The right pros can help save time and money and it doesn't usually cost too much to build a relationship.

Hey, Titus welcome Columbus is competitive but there's a lot to go around. narrow your focus to the type of investment and neighborhoods. Just like any big city, things can change from street to street. so get educated on the trends and then jump in. Get one under your belt and learn as you go.
