Hi Jaime, having the right team is key. Incorporating your GM and PM in this process might make things much simpler. We do have an investor CPA on our team that could probably offer some insight. I heard you have the best GC in town so you can cross that off your list.

Hi Dylan, Best way to learn is to get your hands dirty from the bottom up. All you might have right now is some time and ambition and that's enough. Learn all you can from resources like BP and other forums, then marry that with some old fashioned physical labor. No better way to figure out what what part of the REI game your interested in. We own and operate Investor only General Contracting to Custom Construction groups and have been Flipping and Rehabbing since 2011. Feel free to reach out to me or any of the other great resources that have replied to you. Best of Luck

Always good to get multiple opinions or build a relationship with 1 honest GC and save the time.

Hey Corry, We operate a Investor Focused GC company here in Columbus and have sat through these meetings before. The projects that we were involved in did get approved we just had to go through all the right channels. I do know that Columbus is shifting their view on ADUs to more leniency due to the housing supply being so low and not forecasted to get better any time soon. Let us know if you have any other questions.

Hey Pete, We are a Investor specific GC group here in Columbus. A Lot of the info above is reflective of what our experience has shown the market to bare out. A complete reno from studs out including mechanicals should run you from 75-120 / SF depending on lots of variables and your end strategy. The best way is to walk the property with a qualified and licensed GC. Best of luck

Hi Adam, all of these posts are full of great information. I would want to backup and understand your current level of experience on all fronts. I know you said new but i think it would be helpful to understand the particulars. Such as your understanding of buying and selling real estate, Construction of any kind, Education ( have your read anything, worked with anyone, have a close friend or family member in the business in some capacity). Don’t feel uncomfortable with a lack in any of these areas, we all started somewhere.
