HI @Michael Potorti in that price range I would add to @Samuel Diouf and include the east side around Whitehall. While I do think you can find SFH in that range Duplexes will more than likely push your financial limits with the rehabs needed on properties of that price.

Hi Alon, while I do not own campus rentals at this time I have worked with and for many different owners of these types of investment properties. As i'm sure you are aware the strategies and methods of construction/maintenance and management will differ from others. From our perspective make sure you are thinking about durability, accessibility (from a maintenance perspective), safety. These types of properties tend to receive more damage so in the event that durable products and methods are still not enough these properties need to be easy to fix and turn. Also do your best to make things safe by remembering the questionable things your might have attempted in your college years.

We use Busch Tax Company based out of New Albany. They specialize in RE Accounting and service many other local investors. They are also active RE investors in the Columbus market so it should give confidence that they practice what they preach.

Hi Bradley,

Could you share a little bit more about what your struggling with? Do you need a GC or just some subcontractors for you to manage? There are a few facebook groups in columbus that you could join to meet new contractors. Try Cream and Foundation First. Feel free to direct message if you need anything specific.

Hi Robert, unfortunately there isn't a right or wrong answer when bringing speculation into the picture. We usually look at speculation as the furthest out variable for our investing, as we prioritize cash flow. The VA loan offers some advantageous benefits, and rates are predicted to continue to fall. With the capital influx entering columbus I am predicting a continuing rise in values across the board for the next 10-20 years regardless of what the rest of the nation is seeing. How much and how fast is above me so I would recommend Honing in on your short and long term goals. Be conservative and make sure that you have an exit or at least a plan for things not going perfect. Make sure you have capital to weather any issues and to take advantage of any great opportunities that move you closer to your goals.

@Divya Santhanam, we are Investors and General Contractors for many out of state clients. Columbus is a great market to invest in and because of that is also very competitive. I would build as many relationships as possible and be ready to act fast when something does interest you.

Hey Avi, I own a four plex in Newark and have been happy with the area. You can certainly execute the BRRR strategy in this area, like any other area you need to buy right and have the right information on the specific location. There are other areas in town that may offer more opportunities like the ones listed above but that doesn't mean you can't make that strategy a success outside of them.
