Anthony - I got a quick question for you. How is the wholesaling and property market in and around LA? Is the high overall pricing an obstacle? And if you were to rent out a tri-plex could u cash flow above 300 per month?

@DevanMcclish - And when I sign a Purchase and Sale agreement with Seller does that mean I have to pay them or the Cash Buyer actually pays Seller?

And thank u for clarifying to use my own title company.

Hello the giving community of BP,

First of I'd like to announce that inspired by BP Podcasts I've started blogging my journey in becoming a master Wholesaler and Property Investor. Will share link tonight. 

Meanwhile I, as always, have a couple questions ;)

1. When assigning do you get the Seller to sign one contract and buyer another ? Or do you leave the assignee's doted line empty and write your cash buyers name on there? 

2. If Cash Buyer wants his property lawyer to register the deal how would I explain to him that I'd need my lawyer or title company to do the deal?

Steve - I'm new to this so don't take what I say word by word.

- You have 30 days to close which gives them 30 days to move out. Is this correct?

- If it is and you're not buying with your own money - assigning to a Cash Buyer, then see if you can assign to your Cash Buyer within 7 days or less. 

- But even then what if the Cash Buyer doesn't close at the end of their inspection period? I guess when selling you're house you're ought to come across problems as such.

- To protect your self you can take detailed notes on what is and isn't included and to protect the Seller you can assign as quickly as possible and mention to buyer that it would be great if he could close as fast as he could.
