@Kenaz Ovil - it depends on lots of factors. I recommend reaching out to some local real estate agents to discuss your investing goals. Those agents can be a good resource for your initial questions and help you build your team.

Sounds like you're still in the learning stage. It's probably a good idea to start with education via podcasts and books. Then you can circle back to figure out the angle you want to pursue and your questions above will become more relevant and focused.
