You've definitely come to the right place to learn about real estate investing. I recommend getting familiar with the different paths of real estate investing before picking one.

@David DeLancey - I've been working with cannabis companies on their accounting and tax compliance since 2014. I would consider growers risky tenants. With that said, and considering you're a CPA who might already be aware of some of the risks, you could work out a deal with the tenants to get the down payment from them. There are some HML/alternative lenders out there that will lend on cannabis related properties. Hopefully, the tenants have a good banking relationship or you'll be dealing with lots of cash issues...

Hi @Jasmine Smith I recommend reaching out to some realtors in Dallas and see if any of them have experience working with househacking investors. Tell them what you're trying to accomplish and they should be able to point you in the right direction or give you some initial guidance.

@Jonathan Greene - Are you talking about rehabbing while the tenant is in there (if not a househack)? If you rent before the rehab I'm just trying to understand the logistics for accomplishing that (unless it's a small rehab).

I think the podcasts are good places to start to gain more information on multifamily and also try listening to the developers.
