@Greg Seivert - If you're doing the brrrr, normally you'd want to make that second purchase with equity already built in so you don't have to wait for it to increase in value.

@Conte Cuttino -  Confirm with your agent you'll be able to back out. Normally you can but you'll want to verify that before relying on that exit strategy.

@Tanner Woolley - the Big Four can be a grinding experience without practical knowledge for everyday tax applications. Maybe it's different, but I imagine you might have worked on a few line items on a big corporate tax return. You can get better connections to real estate as a CPA by working with a smaller/regional firm that works with real estate investors. I had that experience in Denver, which worked well, but it's still a grind during tax season. At least you'll still have the summers to work on real estate.

I think many investors start with researching some of the cities in the midwest in that price range. You can reach out to some agents there and tell them what you're looking for and see if there are some opportunities.
