@Mark Belenky - Good bookkeepers can range anywhere between $50/hr to $100/hr. Some will work on monthly/quarterly/annual flat fees. It depends on lots of factors.

@Account Closed - I think if you have a good relationship with the private lender and they're giving you good terms then you can use them for all of your deals. But I always recommend having backups for everything (contractors, accountants, lenders, etc.) - because you never know when someone will get sick, be unavailable, or have some other unexpected reason to need a backup.

@Christian Cummings - It sounds like asking an attorney would be a good idea. I agree there can be conflicts of interest with your agent so a 3rd party that can review the contract and your situation would help. I can refer you to an attorney in OK. @Carlos Pelegrina - You could try Stessa. I don't know how good it is on flips but should be fine for rentals.

Hi @Joshua Osseweyer - you could reach out to local insurance agents to get an estimate from them. For the taxes you can look it up on the county website. I hope this helps.
