@Brian P. - I'm not sure why a member (which is a foreign LLC not actually doing business in Alabama) would need to file the Alabama BPT. Maybe your CPA can give you an exact reason of why it should be filed and that might help research it more. You can always contact the Alabama department of revenue directly to get clarification too.

@John Mendez - Because you're going to refi out of the hard money loan you'll want to use the brrrr calculator.

$2 - $5K rehab for a multifamily with "lots of problems". I imagine that is way too low of an estimate.

@Brian Sherman - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you.

There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country.

@Bob V. - You don't need to incorporate/form an llc to send a 1099. It can be from your personal name.

E-Myth should be high on the list. Maybe not the next one you read but after you get through some of the BP published books.
