Yes. You'll need a minimum balance to cover expenses and at least a few months of mortgage payment. You should ask your lender for the amount they will require so you can plan accordingly.

If you're saving on the tax side you can always use some of those savings for charitable causes if you want. This might have a more direct impact on the people you'd like to help.

@Debbie Mayerson - I haven't used them personally but I believe @Zach Lemaster with Rent to Retirement is a legitimate turnkey provider probably worth checking out. Either way, definitely do your due diligence with any provide you choose.

@Daniel Keren - Sounds like you can jump start some BRRRR investing with that profit. You can use some of it as a down payment plus hard money and then refinance out in your next investments. You can get lenders on the property and not on your personal income. Just some ideas.

@Serkan Demirel - It could work. There are lots of factors to take into consideration. On just the numbers level, if you have access to the BP calculator try to run the numbers and see if the investment will create the return you're looking for. Some non number factors to consider would be tenant base, crime level, condition of the property among others.

You can sign up for wholesaler's lists. That's an easy way to get started finding deals. If you post the specific market you're looking at you might get some responses with more specific ways (or people) to try.

@Julia Havia- I'm not sure which one is better for your specific situation but if you use the OH or IN llc make sure to register it as a foreign llc in PA.
