@Skyy Dugger - Maybe get a tree removal company to give you a worst case estimate to remove the tree with the potential issues you're worried about so you can quantify the risk better to help you make your decision.

Sounds like you and your wife are off to a good start considering you each already own a house with an opportunity to eventually rent out both.

You have some good momentum with your license and good resources with your family (sounds like you could do flips or brrrr and keep it all in the family). Try to get a position that utilizes your real estate license and learn as fast as you can. Then you can leverage your license, experience, and family resources to get started as an investor.

I agree with @Joe G. - the property manager can be a good supervisor to the contractor. Just watch out if the PM has any special relationship with the contractor you're using which could muddy their motivations.
