You should be able to accomplish what you want easily with the QuickBooks Desktop version. I agree, you'll have a harder time with QuickBooks Online with multiple LLCs. QuickBooks Desktop can also be less expensive over the long run (no monthly charges). Hope this helps. Either way, there can always be issues on importing transactions and it takes patience to get them right but it's well worth learning how.

My advice would be to listen to the BP podcasts, read the books about wholesaling, read the BP threads about wholesaling and then post a more specific question.

@Marla Miller Chong - I also recommend reading David Greene's Long-Distance Real Estate Investing book. Almost all of it will apply to overseas investors too.

I think house hacking is a great idea for your situation. You can find OKC real estate agents on BP that can give you some guidance and/or refer you to a mortgage broker. The mortgage broker can help you explore the house hacking options with FHA loans and other loan products. Mortgage brokers can also get creative with their financing. This would be the easiest path to see what's realistic before going down the non-traditional path.

I think just speaking with a local agent that works with real estate investors is an easy actionable idea that has a good probability of helping you move forward.

@Justin Woodard - Most of David Greene's Long-Distance Real Estate Investing book will apply. Some extra things to consider are the timing issues. It will take a lot longer to get things done while you're overseas. Texas allows online notarizing which will help speed things up for you. However, electronic signatures might not be valid in all states. If you want to know specifically whether the signatures on the documents you're signing or having notarized will be recognized in another state, speak with an attorney in that state. Additionally, you might want to check in with lenders and title underwriters first to ensure they will recognize the remote online notarization and electronic signatures. Also, finding financing could take some extra time too, but doable. So like what @Will Fraser said, timing could be the biggest issue as long as you have a good team. This would be much harder if you were a Foreign National.
