9,000 skydives and living to talk about it sounds like you're a super lucky individual. I think getting started as a wholesaler is a grind and takes some luck (which you seem to have). I recommend focusing on a specific geographic area that you want to wholesale and drive for dollars or do targeted mailers. There are other creative ways to find motivated sellers discussed throughout BP. You can also start a wholesalers website and begin attracting sellers and buyers that way. You're definitely off to a good start with the 180 hours of education and the right mindset.

If your choice is to use a wholesaler or realtor for your first investment I definitely recommend using a realtor. If you find a good realtor they'll help guide and educate you in the purchase process.

It depends on your financial situation, your investing goals, the deals available to you, the time you have available, and your risk profile - to name a few criteria. Maybe describe what you're trying to achieve and some of your criteria first. Then I'm sure some investors on BP can advise some proven paths to get there in terms of the approaches you're asking about.
